Septic Setbacks in Ontario: Wells, Lake, Lot Lines, House

Under the Ontario Building Code a leaching bed must be 15 m from a drilled well with 6 m+ of watertight casing, 30 m from any other well, 15 m from the lake, 3 m from a property line and 5 m from the house, while the tank needs 15 m from wells and the lake, 3 m from the lot line and 1.5 m from a structure. This page shows what those numbers do to a small cottage lot and what to do when the system will not fit.

The Clearance Table

These distances are the Code minimums, as laid out in the clearance distance sheet many Ontario townships use. Your own town’s zoning can ask for more, especially from the water.

Lake, river, stream, pond15 m15 m15 m
Property line3 m3 m3 m
House or other structure1.5 m5 m1.5 m

Two things change these numbers on real lots. A raised bed adds about 2 m of clearance for every 1 m of rise (per the Huntsville calculation sheet). And the bed is bigger than the pipe layout once you add side slopes and any mantle, so do not pace it off from where you think the pipes will go. Your designer will confirm exactly what is measured from on your drawing.

Builder truth: the setback that kills the most cottage septic plans is not yours. It is the neighbour’s dug well, 30 m from your bed, that nobody put on the sketch.

Drilled vs Dug Wells: Why It Matters So Much

A drilled well with steel casing sealed down 6 m or more is protected from shallow water, so the bed can be 15 m away. A dug well, a sand point or a drilled well without proper casing draws from near the surface, so the bed has to stay 30 m away. That one difference can double the radius you are working around.

On a typical older Tiny beach lot, the neighbours on both sides may still have shallow wells. A 30 m circle around each of those can swallow most of a 15 m wide lot. Ask the neighbours, and check the well records through the province if you can. Sometimes the cheapest fix on the whole job is helping a neighbour drill a proper well, though that is a deal between you and them, not something the town arranges.

What This Does to a Small Cottage Lot

Here is a worked example with clear assumptions. Lot: 15 m wide by 45 m deep, cottage at the road end, your own drilled well with good casing at the front corner, lake at the back. The rules eat it like this:

  1. 3 m off each side lot line leaves 9 m of usable width.
  2. 5 m from the cottage for the bed pushes it back.
  3. 15 m from the lake takes the last 15 m of the lot.
  4. 15 m from your drilled well covers most of the front.

What is left is a strip roughly 9 m wide in the middle of the lot. A compact filter bed might fit. A long trench bed will not. Add a neighbour’s dug well at 30 m and the strip can disappear. This is why so many shoreline systems in Tiny are filter beds or tertiary units.

When It Does Not Fit

Use a tertiary unit

Advanced treatment cleans the effluent before it reaches the ground, which allows a smaller bed. Budget $35,000-$65,000+ in 2026 plus a yearly service contract.

Rearrange the lot

Move the bed to the side yard, pump effluent uphill, or put the tank in front of the house. Pumps add an alarm and a little power use.

Fix the well

Replacing a shallow well with a properly cased drilled well drops the bed setback from 30 m to 15 m.

Holding tank

Last resort. Ontario’s Guideline F-9 allows them in narrow cases, like a lot too small for any bed with an existing problem to fix.

On holding tanks, be realistic. The pump-out never ends, the township usually wants a hauler agreement, and Midland has stopped accepting hauled septage from outside, which squeezes local disposal. A Tiny septic inspector told Cottage Life holding tanks are something of a last resort and you cannot just choose one.

For a replacement on an existing lot, the Code has other provisions that can apply. That is a design question for SepticReplacement.ca, not something to guess at.

Don’t Forget the Things You Will Add Later

Springwater’s install guide asks applicants to show future garages, decks, pools and hot tubs on the site plan. Smart rule everywhere. A bed that fits today and blocks the garage you want in five years is a bad design. Show the whole plan once.

  • Decks, sheds and pools: keep them off the bed and tank. Oro-Medonte’s guide shows 5 m from a bed for a pool, shed or deck.
  • Trees: about 6 m from the bed per the same guide.
  • Driveway: plan the route so trucks never cross the bed, including the pump truck.

Frequently Asked Questions

How far does a septic bed have to be from a well in Ontario?

15 m from a drilled well with watertight casing at least 6 m deep, and 30 m from any other well, including dug wells and sand points.

How far does a septic tank have to be from the house?

At least 1.5 m from a structure, while the leaching bed needs at least 5 m.

How close can a septic system be to the lake?

The Code minimum is 15 m for both the tank and the bed. Local zoning can require more, so check your town’s by-law.

How close can a septic bed be to the property line?

3 m for the tank, bed or holding tank. A raised bed adds roughly 2 m of clearance for every 1 m of height.

What if my septic system does not fit on my lot?

Options include a tertiary unit with a smaller bed, rearranging the layout with a pump, upgrading a shallow well, or in narrow cases a holding tank. A qualified designer decides what works.

Do I have to consider my neighbour’s well?

Yes. Clearances apply to any well, including the neighbour’s, so a nearby dug well can force your bed 30 m away.
